Lee's Summit splits between walkout-deck subdivisions and waterfront on Lake Lotawana and Longview Lake. Each install is a different problem. We've done both kinds — repeatedly — and the spec sheet looks different in each case.

Steel-frame walkout decks: weld, don't bolt

A handful of higher-end Lee's Summit walkouts use an engineered steel beam in place of a wood rim joist. You cannot lag-bolt to that — the beam is structural and bolting compromises the engineering. We weld a 3/16" steel angle to the perimeter beam (bring our own portable MIG, smoke-eater, and fire-watch), then bolt the awning directly to the welded angle. Looks original to the structure when finished.

Lakefront fabric specification

Lake Lotawana and Longview homes face daily UV plus airborne lake-spray salts. We spec the marine-grade Sunbrella alternative on every waterfront install — same heavyweight acrylic but with an additional anti-microbial finish that resists algae bloom in humid microclimates. Available in 14 of the 130 standard Sunesta colors; add 5 days to production if you pick one outside that list.

Boat-dock pergolas and the structural reality

We can't mount a Sunesta retractable to a typical floating boat dock — flotation modules don't carry the lateral load. For dock shade we deflect to a fixed-canopy pergola or a dock-side fixed-frame awning, which is outside our retractable line. We'll be straight with you on the call.

How a steel-beam weld attachment actually goes. We arrive with a generator, portable MIG welder (Lincoln 210MP), grinder, and a bucket of welding blanket for fire watch. The angle clip is pre-cut to length in our shop, drilled for the awning bracket pattern, and ready to weld in place. We fillet weld both legs of the angle to the beam, grind smooth, prime with cold-galv, and topcoat to match the existing beam finish. Total weld time on site: about 90 minutes. The structure inspector — if you want one — signs off on a single visual inspection.

Why SmartCase matters more on a lake. Mosquitos love a lakefront dusk. A Sunesta with SmartCase is fully sealed when retracted — no place for mosquito eggs to overwinter, no insect debris in the rolled fabric. Open-arm awnings collect bug volume on the lower edge of the canopy, especially during a humid August. SmartCase is $1,400 well spent.

Motor handling on a waterfront circuit. Lake Lotawana homes typically have GFCI-protected exterior circuits — a 'cleaner' install than non-GFCI but trippier. Our Sonesse motor draws 1.2 amps under load, well under the 5-amp typical GFCI threshold, but a damaged neutral run or a degraded GFCI breaker will trip on the inrush at motor start. We test under load before signing off.

Boat shadow on the deck — a real consideration. A docked boat in afternoon Lee's Summit sun casts a hard shadow across the lower deck. A Sentry screen on the deck-side wall, dropped to 60% extension, complements that shadow with low-angle sun protection on the open side. We spec the screen and the awning to work together with the boat geometry.
